Request:  Variances for the following are requested:
Duplex dwelling on Lot 1 lies in both the General Commercial and R-2 Residential districts. 
      Duplex dwelling use is not permitted in either district.
Proposed duplex dwelling on Lot 2 is not a permitted use in the R-2 District

Proposed lots are fronting on Cedar Avenue which has a legal right-of-way of 40’.  The Ordinance requires a minimum of 25’ from centerline for all local roads rights-of-way. The plan should be amended to provide this additional widening
Provision of the additional five feet of road right-of-way along Lots 1 and 2 will reduce each area by approximately 500 sq. ft. which in turn will reduce the proposed areas to 7,000 sq. ft. which is less than the required 7,500 sq. ft.
Provision of four dwelling units on the two lots in the R-2 District yield a density of approximately 12 units per acre, which exceeds the allowable 5.81 dwelling units per acre.
